Baja Land Solutions in San Quintin encourages participation in our referral system.  

We understand that, due to the advancement of technology, and in particular the information
boom on the internet, the real estate referral system has changed, and in some respects
become a bit of a challenge.

In order to help preserve this valuable asset in our relationships within our network, we find it
necessary to spell out our policies and to adhere to them strictly to prevent misunderstanding
and dispute over payment of referral fees.  

First and foremost, we believe that a referral should be a win, win, win event.  If it does not work
to the advantage and benefit of the agent/office sending the referral, the agent/office receiving
the referral, and the client being referred, it is not an appropriate use of the system.

Second, we believe that all three parties should cooperate in the process and each has a role
to play.  Sending a name from one office to another does not constitute a referral.  Our office
received, in one recent case, the same name from four different offices, each claiming that the
client, with whom we were already working, was their client, and each of them requesting a
25% referral fee on any business completed with him.  The client, at the same time, had just
stated to us that he was not working with any other realtors.

The following procedures and policies are designed to prevent a repeat of the above and to
help our associates work with us with integrity and confidence.  We hope you will find them
acceptable and useful.  We will no longer operate under open agreements with any office on
referrals, but will work only on a case by case, client by client basis and according to the
conditions outlined in the policies.
